• Cancellations must be sent in writing on WhatsApp to +91 83688 59611. The time we receive the message counts as the cancellation time.
• Bookings for the entire estate, the Celestial Four, and stays over Christmas, New Year, Diwali and long weekends are non-refundable once confirmed, unless agreed otherwise in writing.
• Approved refunds are made to the original payment method within 7 to 10 working days. Bank or payment-gateway charges are not refundable.
• Date changes are subject to availability and are allowed once, up to 14 days before check-in. Any rate difference must be paid.
• If we have to cancel your booking for reasons within our control, you receive a full refund. This refund is the limit of our liability for the cancellation.

• Prices shown on this website are estimates. A booking is confirmed only when we confirm it in writing and receive the advance amount we ask for. The balance is due at or before check-in.
• Weekend rates apply to Friday and Saturday nights. Rates for public holidays, festivals and peak season may differ and will be confirmed in your quote.
• Applicable taxes, if any, are shown in your quote and invoice.
• Extra guests beyond the booked occupancy, extra meals, the private chef, bonfires and other add-on services are charged separately.
• For group and entire-estate bookings we may ask for a refundable security deposit. It is returned after checkout, less the cost of any damage, missing items or extra cleaning.

• Check-in is after 1:00 pm and checkout is before 12:00 pm. Early check-in and late checkout depend on availability and may be charged.
• Every adult guest must show a valid government photo ID at check-in (Aadhaar, passport, driving licence or voter ID). PAN cards are not accepted. Foreign nationals must show a passport and valid visa, and we will submit the C-Form required by law.
• We may refuse check-in, without refund, if valid ID is not provided, if the group is larger than booked, or if the booking details were false.
• Only registered guests may stay overnight. Day visitors need our approval and must leave by 9:00 pm.
• Guests under 18 must be accompanied by a parent or guardian, who is responsible for their safety and supervision at all times.

• Quiet hours are 10:00 pm to 7:00 am. Loud music, parties and events need our written approval in advance.
• Illegal drugs, weapons, fireworks and any unlawful activity are strictly not allowed. Alcohol must be consumed responsibly and only by guests of legal drinking age.
• Smoking is allowed only in outdoor areas and balconies, never in bed. Open fires and bonfires are allowed only in places our staff set up.
• Pets are welcome (up to 5). Owners must keep them supervised, clean up after them, and pay for any damage or extra cleaning they cause.
• Please treat our caretakers and staff with respect. We may end a stay without refund, and ask guests to leave, for abusive behaviour, rule-breaking, or conduct that puts people or the Property at risk.

• You are responsible for any loss, breakage or damage to rooms, furniture, fittings and common areas caused by you, your group, your visitors or your pets during the stay. You agree to pay the full cost of repair, replacement or extra cleaning.
• Please report any damage or fault to the caretaker straight away.
• Room keys lost during the stay are charged at the cost of replacing the lock.

The Property is in the hills, on a sloping site surrounded by forest. We take reasonable care to keep it safe. To the fullest extent the law allows, and except where loss or injury is caused by our own proven negligence:

• Belongings. We are not responsible for the loss, theft or damage of cash, jewellery, electronics, vehicles or other personal belongings anywhere on the Property, including the parking area. Please keep valuables with you and keep rooms locked.
• Personal safety. Guests use the stairs, slopes, balconies, terraces, courtyard, bathtub, hot tub and outdoor games (such as badminton and darts) at their own risk. Do not sit or climb on railings. Children must be supervised by an adult at all times. Anyone with a medical condition should take care using the hot tub.
• Outings. We are not responsible for injury, loss or accident during treks, visits to Bhatta Fall, Mussoorie Lake or other places, or while using taxis, guides, adventure activities or other services arranged through third parties, even if we recommended them.
• Nature & weather. Snow, rain, landslides, road closures, fog, wildlife, insects and monkeys are part of hill life. We are not responsible for delays, missed check-ins or changed plans they cause.
• Utilities. Mountain areas can have power cuts, low water pressure and weak mobile or Wi-Fi signal. We will restore services as soon as we reasonably can, but these interruptions are not grounds for a refund.
• Food. Please tell us about any food allergy or dietary need before meals are prepared. We are not responsible for reactions to food brought in by guests or ordered from outside.
• Medical help. In an emergency our staff will help you reach the nearest hospital or call emergency services, but they are not medical professionals. Any medical costs are the guest’s own responsibility.

Where we are found liable, our total liability is limited to the amount you paid for the booking.

We are not liable for failing to provide all or part of a stay because of events beyond our reasonable control, such as natural disasters, extreme weather, landslides, road blockages, fire, epidemics, government orders, curfews, strikes or failure of public utilities. If the stay cannot go ahead, we will offer new dates or a credit note for the amount paid.

• Security cameras cover the parking area, common areas and staircases only. There are no cameras inside rooms or bathrooms.
• We collect your name, phone number and ID only to manage your booking and to meet legal guest-registration rules. We do not sell or share it, except with authorities when the law requires it.
• Guest photos may be taken for our website or social media only with your permission.

• We may update these terms from time to time. The version on this website at the time your booking is confirmed applies to that booking.
• These terms are governed by the laws of India. Any dispute will first be discussed in good faith, and if unresolved, will be subject to the courts at Dehradun, Uttarakhand.
• Nothing in these terms limits any right you have under the Consumer Protection Act, 2019 that cannot be excluded by agreement.
